What to ask your real estate agent

When hiring a real estate agent, we highly recommend inviting candidates out for an interview. It’s an opportunity for you to meet and get to know somebody you’ll be working with for quite some time.

To help you find the right real estate agent, here are a couple of questions you should ask.

  1. Will there be an upfront fee?

    It’s not common practice for realtors to charge upfront fees. In fact, it’s even considered illegal in some states. So if the realtor you’re interviewing practices this, it’s best to move on to your next candidate.

  2. How long have you been a real estate agent?

    Years of experience as a real estate agent doesn’t mean everything, but it’s a good thing to know, especially if you’re buying your first home. What’s even more important is whether or not they’re active in the business, so don’t hesitate to ask them about their last effective transaction.

  3. Are you a dual agent?

    Some real estate agents represent both the seller and the buyer in one real estate transaction. It’s not illegal and inherently wrong, but it may create some conflict of interest. Some clients feel much better if their real estate agent solely represents them.

  4. What’s going on in the local real estate market?

    Since you’re hiring a real estate agent to help you with your real estate transaction, find an agent who’s on top of things. Ask about data like market trends and interest rates, which you can easily verify online.

    Ask them about their areas of expertise as well. They should have a better understanding of those markets. Moreover, you should work with a realtor who actually knows your neighborhood (or your preferred communities if you are buying a home).

  5. What is the most important step in buying and selling a home?

    This will give you an idea of steps they’ll prioritize. If you’re buying, consider it a red flag if they would forego the financing part and jump straight to the home search. Skipping a home inspection is also a no-no.

    Meanwhile, a strategy of over- or under-pricing your home if you’re selling might not be in your best interests. And if you’re not interested in selling your property as is, avoid a real estate agent who advises to not make any repairs or upgrades.

  6. How long does it usually take you to close a transaction?

    And by transaction, we mean from the very start of the process and right to the end. Obtaining mortgage pre-approval can take anytime between 35 to 45 days, sometimes more. The entire closing process also takes about the same amount of time. If the potential real estate agent sets an unrealistic timeline, move on to the next candidate on your list.
